Pressure Washing and Soft Washing in Panama City and Panama City Beach, FL
2026 Best of Bay FinalistSoft Wash/Pressure WashingWe clean driveways, sidewalks, pool decks, patios and home exteriors across Panama City and Panama City Beach. Concrete and pavers get a pressure wash. Siding, stucco and other surfaces that high pressure can damage get a soft wash, which uses low pressure and a cleaning solution to kill mold, mildew and algae instead of blasting them off.
In 2026, readers of the Panama City News Herald voted us a Top 3 finalist for Soft Wash/Pressure Washing in the Best of Bay Community's Choice Awards. See the 2026 Best of Bay results

Pressure washing or soft washing: which one your property needs
The two methods are not interchangeable. High pressure works well on hard, flat surfaces like a concrete driveway. Used on the wrong surface, it can etch concrete, scar pavers, wash out joint sand, strip paint and push water behind siding. Soft washing uses much lower pressure and lets the cleaning solution do the work, so it is the safer choice for house walls and roofs.
On most homes we use both: pressure on the driveway and walkways, soft wash on the house. We decide surface by surface when we look at the property.
- Pressure washing is for: concrete driveways and sidewalks, paver driveways and patios, pool decks, walkways and steps, and other hard outdoor surfaces.
- Soft washing is for: vinyl, stucco, brick and fiber cement siding, roofs (soft wash only), most screened lanais and pool enclosures, and anything painted.
What we clean
Driveways and sidewalks
Driveways in Bay County pick up dirt, tire marks, mildew and the dark film that grows in shady spots. We pressure wash concrete driveways, sidewalks and curbs and pre-treat stains first. We treat oil, rust and irrigation stains. Some old stains fade but do not fully come out, and we will tell you that before we start.
Paver driveways, patios and walkways
Pavers need more care than plain concrete because the sand between them holds everything in place. Too much pressure, or the wrong tip, blows that sand out. If your pavers are dull, stained or covered in old sealer, look at our paver cleaning and restoration service. If you are planning to seal, cleaning is already part of our 2-day paver sealing process, so you do not need to book a separate wash.
Pool decks
Pool decks take sunscreen, chlorine, foot traffic and constant moisture, which is a good home for mildew and algae. A clean pool deck looks better and is less slippery. If your pool deck is pavers or concrete and you want it protected after cleaning, see pool deck sealing.
Walkways and steps
Green or black growth on steps is a slip risk, not just a looks problem. We clean walkways, entry steps and stairs. More detail on our walkway and step cleaning page.
House washing (soft wash)
We soft wash vinyl, stucco, brick and fiber cement siding to remove mold, mildew, algae, pollen and dirt. Low pressure means we are not forcing water into seams, around windows or behind trim. We pre-wet your plants before we start, rinse them during the job and rinse them again when we finish. Delicate plants can be covered for a short time.
Roof soft washing
Those dark streaks on many Florida roofs are usually algae. Pressure washing a roof can damage shingles, so roofs get a soft wash only, never a pressure wash.
Homes, rentals and businesses
We work on homes, vacation rentals, HOA and condo common areas, and commercial properties, and we can schedule between guest stays. For a whole-property cleaning in one visit, see full exterior cleaning.

Pressure washing in Panama City, FL
Panama City has a lot of shade from oaks and pines, and shade plus Gulf Coast humidity means mildew and green algae on north-facing walls, fences, driveways and sidewalks. Spring pine pollen leaves a yellow film on everything for weeks. A lot of homes in Panama City were rebuilt, re-sided or re-roofed after Hurricane Michael in 2018, and newer siding and roofs are exactly the surfaces you want soft washed, not hit with high pressure.
We serve Panama City and the communities around it, including Lynn Haven, Callaway, Springfield, Parker and Mexico Beach. Whether it is a driveway that has gone dark in the shade or a house that needs a soft wash before you sell, call (850) 851-5127 and we will come look at it.
Pressure washing in Panama City Beach, FL
Near the beach the problems are different. Salt air leaves a film on siding, windows and railings. Sand gets tracked across pool decks and walkways. Pool decks and patios see sunscreen, drinks and heavy foot traffic, especially at rentals. Sun and moisture together grow mildew fast on anything that stays damp.
We work across Panama City Beach, including Laguna Beach, Grand Lagoon and Inlet Beach, and west along the coast to Santa Rosa Beach, Miramar Beach, Destin and the 30A communities. If you own a rental, we can schedule between guest stays. If your pavers are near the pool, ask us about cleaning and sealing together so the deck is protected from chlorine and sun after it is clean.

Frequently asked questions
What is the difference between pressure washing and soft washing?
Pressure washing uses high water pressure to clean hard surfaces like concrete and pavers. Soft washing uses low pressure and a cleaning solution to kill mold, mildew and algae on surfaces that high pressure can damage, like siding and roofs.
Will pressure washing damage my pavers?
It can if the pressure is too high or the tip is wrong, mostly by blowing out the joint sand. If your joint sand is already washing out, that is a sign the pavers are due for re-sanding and sealing.
How often should my home be soft washed?
We recommend a soft wash once a year.
Is soft washing safe for my plants?
We protect them. We pre-wet plants before cleaning, rinse them during the job and rinse them again after. Delicate plants can be covered for a short time.
Do you clean roofs?
Yes, with a soft wash only. We never pressure wash roofs.
Do you work in Panama City or only Panama City Beach?
Both. We work across Panama City Beach (including Laguna Beach, Grand Lagoon and Inlet Beach), Panama City, Lynn Haven, Callaway, Springfield, Parker, Mexico Beach, Santa Rosa Beach, Miramar Beach, Destin and the 30A communities.
Should I clean my pavers before having them sealed?
You do not need to book a separate cleaning. Our paver sealing is a 2-day process and Day 1 is removing old sealer and deep cleaning, so cleaning is included.
